From Košice to Bratislava: 5 years of Panattoni success in Slovakia
Panattoni, a developer of industrial parks and a leader in sustainable development, celebrated 5 years of its presence on the Slovak market. During this period Panattoni has established itself as one of the key players in the field of industrial development in Slovakia and has made a significant contribution to the economic development and strengthening of the competitiveness of the region.

Rapid Growth and Sustainability in Industrial Construction

Panattoni is one of the largest privately owned development companies in the world, with 60 offices in North America, Europe and Asia. Since it began operating in Central Europe in 2005, the company has completed almost 23 million square metres of modern industrial space in the European Union and the United Kingdom. More than 13 million square metres of buildings are under management, while almost 3 million square metres of buildings are currently under construction. Since entering the Slovak market in 2019, Panattoni has built more than 78 000 m² of industrial space, a significant proportion of which has focused on sustainability and the use of modern technologies. A further 24 000 m² is currently under active construction and will soon be available to lease.

“Panattoni's Slovak office can be proud of several achievements. We have succeeded in creating conditions for the expansion of manufacturing and logistics companies, bringing entirely new businesses to the Slovak Republic and completing projects that have won numerous industry awards. Slovakia has all the prerequisites to become Europe's industrial hub. Hungary, Poland and the Czech Republic continue to work on making it easier to do business and attracting new, modern industrial investors. It is therefore necessary to keep working on improving the predictability and transparency of construction permitting processes, the availability and migration of labour, as well as expanding the capacity of higher technical education,” says Pavel Sovička, Managing Director of Panattoni for the Czech Republic and Slovakia.

Client-Focused Approach

Panattoni sets itself apart from its competitors through its flexible approach to the needs of different types of clients. The company can deliver a wide range of products – from BTS (build-to-suit) and BTO (build-to-own), through BTL (build-to-lease), to large “Big Box” industrial buildings  or, conversely, smaller SBU (small business units). This model enables Panattoni to respond flexibly to different market requirements and effectively meet tenants' needs, regardless of whether they are global leaders or smaller, growing companies.

This flexible approach to construction has enabled Panattoni to bring major, renowned tenants to the Slovak market, including Siemens Healthineers, which built its manufacturing and development centre at Panattoni Park Košice Airport. Siemens Healthineers recently unveiled in Košice the first ultrasound system developed in Slovakia that uses artificial intelligence. This project is an example of how Panattoni provides its clients not only with high-quality space solutions, but also with technological support for innovation and growth.

Sustainability and Innovation as a Fundamental Pillar

Panattoni is a renowned leader in sustainable development. All new projects at the company must be certified to the international BREEAM New Construction standards, at a minimum rating of Excellent. In addition to environmental certifications, Panattoni also focuses on implementing technological innovations that increase efficiency and minimise negative environmental impacts. Other key success factors include the use of solar panels, efficient water recycling systems and innovative solutions for reducing energy consumption.

“We have long been striving to improve the quality of the industrial buildings we deliver, focusing primarily on the use of new technologies in sustainability and energy savings. Our parks are characterised by  particularly efficient water management and low overall energy consumption. All Panattoni activities are carried out in line with sustainability goals. Our know-how enables companies to respond flexibly to the stringent requirements of European legislation and meet the necessary standards.,” adds Martin Sukop, Technical Director for Panattoni Slovakia

Plan for Expansion and Sustainable Growth in the Slovak Market

During its 5 years in Slovakia, Panattoni has successfully completed projects such as Panattoni Park Košice Airport, Panattoni Park Bratislava North I, Panattoni Park Bratislava North II. Further development and expansion of the company in the region is planned, with the aim of offering an even broader range of products and meeting the diverse needs of Slovakia's industrial sector.

“Our vision is to build on the strong foundations that Panattoni has established and support our further expansion by acquiring new sites, attracting tenants and creating investment projects that combine economic value with environmental responsibility.

The goal that I consider crucial not only for us, but also for all our partners and the communities where we operate, is to strengthen our position in the Slovak industrial property market. The foundation will be the use of Panattoni's unique model, which is designed to deliver profitable and sustainable development, fully in line with global carbon neutrality goals and the needs of future generations,” stated Marián Fridrich, Regional Development Director for Slovakia.
